General Information
Poppy Cottage is situated on the side of Llanelly Hill approximately 4 miles from Abergavenny which has a train station and bus station. The cottage is 2 miles from the town of Brymawr which also has a bus station. Local buses run from the village to surrounding towns and villages including Brynmawr, Gilwern, Govilon, LLanfoist, Abergavenny and further afield.
No. 2 Bath Row is situated in a terrace row of 9 stone cottages and offers accommodation for four - five guests.
Parking
Cars can be parked on the opposite side of the road further up from the cottage or around the green on the opposite side of the road approximately 30 yards away. Alternatively there is a private ‘off road’ driveway available by arrangement on arrival. From ground level there are two stone steps up into the cottage from the lane that runs outside and in front of the property.
There is rear access, via a pathway from the main lane, into the rear private courtyard garden. The access is sloping with no hand rail or steps and leads into the courtyard which is gated. Gate width is “ cm
The courtyard is laid in brick stones with a small edged flower border. The rear entrance to the property is accessible from the private courtyard garden.

Coir matting in the door well leads directly into a carpeted lounge.
Back Door

Leads out to private courtyard rear garden - a flat patio area. Turning left out of the back door - patio area gives access via a gate out to the lane that runs past the front of the cottages.

Main living area is accessed via the front door. The living area has two large sofas (seating height 43cm)
32” screen Smart television with DVD player and basic SKY package - remote controls available.
Free wifi is provided.
A door from the lounge opens to the spiral staircase leading upstairs.
Each stair is 25.4cm deep and 20cm in height.
The stairs are carpeted and there is a rope rail bannister
From the living area an archway leads into the Kitchen / dining area.
Kitchen/Dining Room 34ft x 10.5ft
Entrance from the living area is flat and via an archway 90cm wide.
Kitchen area is laid in stone tiles.
Work surface - height 90cm
Cooker with 4 halogen cooking rings. One oven and grill, height 90cm.
Fridge with small freezer compartment sits under counter cupboards.
Kitchen has a specific area with dining table and chairs
Central table in the dining room approximately 80cm x 120cm x 74cm height
Step up leading from the kitchen into the utility 23cm in height
Utility Room:
Enter from the kitchen area via a step 23cm in height through a doorway measuring 76 cm wide.
Utility area is laid in stone tiles.
Work surface height 91cm with dishwasher and washing machine under plus further wall units and an additional sink / wash area.
From the utility area the courtyard garden can be accessed over a threshold 26cm wide. There is an additional doorway with sliding door leading from the utility area into the ground floor bathroom.
Family Bathroom:
Located off the utility room and housing a separate wash basin, toilet, bath and shower unit. Sliding access door width 63.5cm

Electric shower unit accessed via a step up 39cm high from ground level.
There is also a recess inside the shower which can limit head room but does not hinder guests from standing fully upright
First Floor
Accessed via the spiral staircase with rope rail directly into bedroom 2 can be screened off by lined curtain rail 195cms high.
Please note the staircase is not suitable for young children or those who may experience difficulties in climbing steep narrow steps.
Spiral Stone carpeted stairs measure: 26.67cm at the widest point narrowing to a triangle end and 25cm at the highest depth
There are 9 stairs in total winding up and around to the left to access the first floor
The first floor bedrooms are carpeted throughout.
Light switches at height 148cm.
Natural light provided from low level window “ cm up from the floor level. Windows are all fitted with locks as they open fully inwards and have a tilt mechanism.
Upstairs Main Bedroom
Built in wardrobes across the length of the left hand wall entering the room.
King Size bed; height 67cm. Access from both sides.
Bedside tables either side of the King Size Bed - height 66cm
Lighting above the bed, on either side, with a wall switch. The lighting height = 203cm.
Natural light provided from low level window 33cm up from floor level.

Upstairs Bedroom 2
Low level full size bunk beds 3ft x 6ft – top bunk bed height is 122cm accessed by a ladder 104cm height incorporated in the bunkbed frame.
Access is from one side
Lower bunk height is 38cm off the floor
Fitted wardrobes all containing rail and shelving
One side tray table with bedside lamp 63cm in height
From bedroom 2 there is a doorway 76cm wide x 196cm high leading into the Main bedroom
